Renovation of Villa D’ Republic Dubrovnik: bioclimatic pergolas and canopies for a demanding project

Following a comprehensive renovation, Villa D’ Republic Dubrovnik has become a contemporary luxury villa designed for comfortable living and seamless outdoor use. Today, the property features an infinity pool, a whirlpool, sun terraces, lounge areas, outdoor dining spaces and a barbecue area – all overlooking Dubrovnik’s historic old town.
A key focus of the project was the connection between interior and exterior spaces, as well as the creation of smaller, functionally diverse outdoor zones.
Site and architectural challenges
The villa’s hillside location above the city presented several challenges. The available space around the building is limited, access is steep and installation logistics were highly constrained. In addition, the building’s irregular architectural layout required precise adaptation of solutions to the existing structure.
Standard systems were not sufficient. The project demanded individually designed solutions tailored to the specific site conditions: carefully selected products, custom manufacturing for irregular dimensions, specialised fixation methods for canopies, overcoming logistical challenges due to terrain configuration, and installation at height and in narrow access areas.
Pergola as a breakfast area with a view
A bioclimatic pergola was installed on the balcony overlooking Dubrovnik, now serving as a calm morning breakfast area. Combined with ZIP roller blinds, the pergola provides effective sun protection while preserving open views of the surroundings. As the terrace is directly connected to the living areas, it was essential that the pergola’s louvers also allow light control within the interior. The pergola thus became a clearly defined part of everyday living in the villa.

Covered passage between building sections
A particular technical challenge was the passage with stairs connecting two parts of the building. The irregular shape and limited space did not allow for standard solutions.
A bioclimatic pergola Type 0, without columns, was installed in combination with a fixed canopy. This solution creates a protected and visually clean passage without placing additional structural or visual load on the space or architecture. The bioclimatic pergola ensures light regulation and rain protection, while in narrow areas natural ventilation is crucial during high temperatures – something that would not be possible with conventional or glass canopies.

The advantage of in-house development, production and installation
The Villa D’ Republic Dubrovnik project clearly demonstrates how Soltec’s integrated approach overcomes the limitations of demanding projects. In-house development, production and installation enable complete system customisation – from structural design and form to execution details. This means that solutions are adapted to the building, not the other way around.
Result: a luxury villa with clearly defined outdoor spaces
The final result of the renovation is a luxury villa with a series of specialised outdoor living areas. Each space has its own function, character and purpose – from morning breakfasts on the balcony to protected walkways and relaxation zones by the pool.
In such projects, pergolas and canopies are not an end in themselves, but tools for creating high-quality living environments. Their role is to regulate light and shade, enable natural ventilation and provide protection from weather conditions while maintaining openness and a strong connection to the surroundings. When thoughtfully designed, they become an active part of the architecture, enhancing comfort and extending the use of outdoor spaces throughout much of the year.
The project confirms that carefully designed, individual solutions significantly contribute to overall living quality and the holistic experience of a property, even where spatial and technical constraints are pronounced.
