The owner of a luxury villa in the exclusive Mlinovi district of Zagreb wanted to redesign his open rooftop terrace and courtyard. The goal was to create a comfortable and versatile outdoor space—ideal for relaxation, social gatherings, and golf practice.

Soltec approached this ambitious project with meticulous planning and tailor-made solutions. The result is an aluminum canopy with a fixed roof, complemented by ZIP screens, sliding panels, and a Glassport glass roof. Additionally, an elegant bike storage unit was designed to blend seamlessly with the overall aesthetic.

All elements provide protection, functionality, and modern design, perfectly aligned with the villa’s architecture.

The Mlinovi residential area, located in the prestigious Podsljeme district of Zagreb, combines modern architecture, a prime location, and outstanding functionality. The renowned architecture firm Chapman Taylor designed this luxurious neighborhood as an oasis of tranquility and privacy, while still offering quick access to the city center.

The exclusive villas feature spacious interiors, open terraces, and lush greenery, ensuring constant connection with nature. The so-called “Mlinovi Hills” stand out with their well-thought-out spatial solutions, combining elegant lines, sustainable materials, and cutting-edge technology.

Terrace Canopy and Golf Practice Area

The villa owner wanted to transform half of the rooftop terrace into a multifunctional living space. The canopy structure had to avoid obstructing the glass railing and chimney while also leaving enough open space for golf practice. The chosen solution needed to align harmoniously with the villa’s architecture while preserving its elegant aesthetic.

Based on these requirements, Soltec designed a fully customized aluminum canopy for the terrace. It is covered with high-quality ISO panels, providing protection from rain and overheating. Additionally, it features a hidden drainage system for efficient water management.

ZIP Screens and Sliding Panels: Dual Shading for Privacy and Protection

The canopy was equipped with ZIP screens and sliding panels, allowing the owner to achieve both privacy and flexible weather protection. The dual side-shading system enables precise control of light, airflow, and visibility, making the terrace even more functional.

Both shading systems complement each other perfectly, ensuring optimal comfort in any weather.

Glass Sliding Panels for a Flexible Space

The glass sliding panels at the front of the canopy allow ample natural light to enter—an essential factor for a comfortable terrace experience. At the same time, the panels provide flexibility, allowing the covered area to be opened or separated as needed.

To ensure child safety in outdoor spaces, the panels are equipped with security locks, preventing children from moving the large glass surfaces on their own.

Glassport Above the Balcony – Weather Protection

The owner wanted to ensure a protected transition from the indoor spaces to the terrace via the balcony. The balcony needed to remain bright and open while being shielded from rain and snow.

For this reason, a Glassport glass canopy was installed above the passageway. It allows natural light to flood the indoor spaces while keeping the balcony protected from the elements. The aluminum structure with glass panels blends seamlessly into the villa’s design, where expansive glass surfaces are a key architectural feature.

Bike Storage Unit – Practical and Stylish

The owner needed a space-saving and visually appealing storage solution for bicycles that would blend harmoniously with the villa’s design. The key requirements were functionality and architectural alignment with the modern aesthetic.

We designed a custom-made bike storage unit that perfectly complements the terrace solutions. The structure is made from aluminum load-bearing profiles and is covered with ISO panels. The roof slope allows for efficient rainwater drainage, which is directed through an integrated gutter within the support column.

The side panels are made from Siberian larch, giving the unit a natural look. An integrated LED lighting system ensures good visibility at all times. Thanks to its smart design, the unit provides additional storage space—not only for bicycles but also for garden equipment or tools.
